Equipment rental firm eyes 125 acres off FM 1173 for a 402,000-square-foot distribution center

A Missouri-based equipment rental company is weighing 125 acres in north Denton for what would be its second major distribution center, and the City Council is set to vote Tuesday, Oct. 13, on up to $926,975 in incentives meant to land it.

EquipmentShare.com Inc., which rents, sells and services construction equipment, is looking at land between FM 1173 and North Masch Branch Road on the northern part of the Baker site, according to a city staff report. City records show the company is still comparing Denton with other sites in Texas and around the country.

What would be built

The first phase calls for four buildings:

  • a 402,000-square-foot distribution center
  • a 28,000-square-foot building for the company's heavy dirt equipment division
  • a 28,000-square-foot building for its advanced solutions division
  • an 8,500-square-foot building for its site solutions division

The three smaller structures would be pre-engineered metal buildings. Staff wrote that the site would hold a large amount of inventory along with space to repair and maintain equipment.

The company estimates its total investment at $246.3 million: $17.4 million for the land, $75 million in improvements and $153.9 million in business personal property, about $140 million of which would be rental equipment. It projects 136 new jobs within six years, with an average salary of $64,591.

The incentive package

The proposed Chapter 380 agreement has three parts:

  • a 50% grant on city sales tax paid for construction materials, valued at $210,938
  • a 50% rebate of city property taxes on the value of new buildings and business personal property for six years, valued at $616,037
  • a jobs grant worth up to $100,000

The incentives depend on performance. Under the draft agreement, the company would have to finish its improvements by Dec. 31, 2029, with up to 180 more days allowed for delays beyond its control, and the deal hinges on the land purchase going through.

City staff ran the project through an economic impact model and estimated 301 total jobs, counting 165 indirect ones, plus $11.2 million in net benefits to the city over 10 years. The project scored 86 on the city's incentive evaluation matrix, which staff place in the "excellent" range.

How it got here

Denton's Office of Economic Development joined the company's site search in December 2025, and EquipmentShare applied for incentives in March, according to the staff presentation. On Sept. 30, the Economic Development Partnership Board voted 8-0 to recommend the deal, with two members not voting.

Founded in 2015 and based in Columbia, Missouri, EquipmentShare reports more than 9,200 employees at over 430 locations in 45 states.

The agreement is listed for individual consideration on the council's Oct. 13 special called meeting, which begins with a 2 p.m. work session at City Hall, 215 E. McKinney St.
